From the moment a new property joins our portfolio, we work with the owner to establish a strong operational and compliance foundation.
Compliance & Property Onboarding
Before marketing your property, we assist you in identifying the requirements applicable to your particular property and location. This may include:
* Municipal zoning, land-use and applicable regulatory requirements* HOA or Estate registration and approval processes, where applicable* Tourism Grading Council of South Africa (TGCSA) grading and appropriate accommodation categorisation, where suitable* Health and safety reviews and required compliance documentation* Fire safety, emergency information and procedures* Pool, gas and electrical safety requirements where applicable* Property-specific Standard Operating Procedures (SOPs)* Guest registration, access, occupancy and security procedures
Where certificates, professional inspections or formal approvals are required, we assist owners in identifying these requirements and coordinating with the appropriate qualified professionals or authorities.
Professional Management & Daily Supervision

Kingsgate Houses provides active, local property management and supervision, with property managers and supervisors available to oversee our managed properties.
We coordinate reservations, guest communication, check-ins, housekeeping, linen, maintenance, inspections, amenities and post-departure checks while maintaining a clear operational record for each property.
Guests receive clearly communicated house rules covering occupancy, visitors, noise, parties, parking, pets, security and Estate requirements where applicable.
Should a guest issue, complaint, maintenance problem or potential breach arise, there is an accountable local management team available to respond.

Professional property management is also about performance.
Our service includes strategic pricing and revenue management, multi-channel distribution, reservation management, payment procedures, guest communication, property presentation and reputation management.
We understand the expectations of both South African and international travellers and use our hospitality experience to position each property competitively while protecting the owner's investment.

A Strong Local Presence
Kingsgate Houses is not a remote booking agency.
Theresa and Emile, the owners of Kingsgate Houses, are residents of Kingswood Golf Estate, giving us a direct and personal interest in protecting the security, standards, reputation and residential character of the community in which we live and work.
We understand Estate living from both perspectives — as residents ourselves and as professional property managers responsible for ensuring that guests and managed properties respect the applicable rules.
Kingsgate Houses is also in the process of establishing a dedicated Kingsgate Guesthouse office, further strengthening our local operational presence and providing a central point for the administration, management and supervision of properties under our mandate.
For Kingswood properties specifically, our objective is to work constructively with homeowners and Estate Management. We can assist new owners with the applicable onboarding and approval process, provide management contact details and owner mandates, and incorporate legitimate Estate requirements into the property's operating procedures.
This provides greater accountability, better guest control and a responsible local management team that can intervene promptly when necessary.

Our approved short-stay homes at Kingswood are managed as professionally serviced accommodation, with a Kingsgate Houses representative available on the estate throughout each guest stay.

Our guest services include arrival assistance, guest support, housekeeping coordination, servicing of the home and help with any stay-related requirements. Optional breakfast service can also be arranged.

Guests enjoy the full privacy and exclusive use of the home they have booked, while our team remains nearby and available when needed. Lunch and dinner can be enjoyed at La Famiglia at the Kingswood clubhouse.

For guests staying longer, we also offer fully furnished 30–90+ day and month-to-month homes, with daily or weekly servicing available as required.

Our wider portfolio includes approved short-stay accommodation, family holiday homes, golf stays, corporate accommodation, relocation rentals and longer furnished lease options across George, Kingswood Golf Estate, Knysna, Hermanus and the Garden Route.
